Falcon acts as agent and advisor for investors in the acquisition of commercial, residential and industrial properties throughout the United States. In consultation with the investor, Falcon establishes acquisition guidelines, and then seeks properties that meet those guidelines. With acquisition officers in New York, Washington D.C., Chicago, Dallas, Miami and San Diego, we are able to review a continuous flow of property submissions. Due to rigorous screening, only a select few are ultimately chosen for recommendation to clients.
After securing the investor’s approval, the Falcon staff conducts a thorough financial review of the property by examining each lease and preparing appropriate revenue and expense projections. Falcon also retains and manages the services of professionals whose expertise is required in assessing a property, including architects, engineers, and environmental experts, among other specialists. When the decision has been made to purchase a property, Falcon will negotiate the purchase contract, within the guidelines that have been established by the investor. Attorneys and tax consultants are utilized in documenting the purchase and sale agreement, and in establishing the most tax-efficient holding structure.
Asset Management
The management of U.S. commercial and industrial real estate is a highly complex and demanding task, and there is a direct correlation between the effective management of an investment property and the degree of success realized in an investment. Falcon Real Estate provides strong, professional asset management for our clients’ properties. From its nationwide offices, Falcon manages client properties in major markets in virtually every part of the country. These assignments cover a wide spectrum of property types, from office buildings, shopping centers, industrial buildings and apartment complexes to undeveloped land. Many of these asset management assignments require Falcon to contend with such situations as re-leasing vacant space, renovating or upgrading a property’s physical condition, refinancing maturing mortgages and generally maintaining a property’s economic viability.
When Falcon is acting as asset manager, our staff establishes an overall management and leasing strategy and creates an annual operating budget. This budget is reviewed monthly against actual results from the property. All receipts and disbursements are accounted for, and strict control is maintained over all cash assets. Falcon asset managers inspect each property quarterly, or more frequently if necessary. At the end of each quarter, a detailed accounting report is provided to the owner, and a recapitulation is provided each year. As asset manager, Falcon will retain local property managers in those cases were such managers are required, with the cost of the local managers usually being borne by the tenants.
Most investors who purchase U.S. real estate use mortgage financing to cover a substantial portion of the property’s total purchase cost. This enables investors to gain the benefits of leveraging, and because of the deduction provided for interest payments in the U.S. tax code, the use of mortgage financing also shelters a portion of the property’s income from taxation. Acquiring advantageous mortgage financing at the lowest possible interest cost is another service provided by Falcon. Since we have long-standing relationships with a number of major mortgage lending institutions nationwide, Falcon can identify the most favorable combinations of financing terms for each property acquired. Falcon will usually obtain several mortgage quotes, giving the investor the option of selecting the one most suited to his objectives. Structuring favorable financing terms for the investor, with protection of the investor’s confidentiality, is one of Falcon’s prime objectives.
In addition, Falcon can work with a trust company or other institutions in such locations as the Channel Islands, the Cayman Islands, or the British Virgin Islands to establish the required offshore holding companies. These locations are selected since there are no local taxes and since they have long-established legal traditions protecting the confidentiality of investors.
